Founder profile
A reputation built in public service—brought to private transactions
Olin Jaye’s career is defined by long-term relationships, steady judgment, and service-first leadership. In commercial real estate, those traits translate to better outcomes: clearer advice, stronger leverage in negotiation, and fewer risks missed in planning, zoning, and closing execution.

Steadiness matters—especially in high-stakes decisions. Olin’s values start with commitment and service.

Family and community are not separate from business—they shape how we serve clients.
What Olin believes (and how it helps you)
- Service before recognition: outcomes and relationships matter more than headlines.
- Long-term thinking: optimize for what will still feel right years later—not just the deal today.
- Truth over tempo: if the right move is “don’t transact,” you’ll hear that clearly.
- Clarity and accountability: clean communication, real timelines, and disciplined execution.
Credibility
Negotiations start stronger
Decades of trust and leadership reduce friction and improve deal posture.
Judgment
Better tradeoffs
Not just options—recommendations tied to your goals, constraints, and risk tolerance.
Process
Disciplined execution
From search to closing, steps are organized so timelines stay real.
Risk
Planning + zoning context
Early attention to zoning, land use, and regulatory context prevents downstream surprises.
Core differentiator
Exclusive tenant / buyer representation
Olin represents tenants and buyers exclusively—creating true fiduciary alignment. You get an advisor whose incentives are tied to your outcome, not the seller’s or landlord’s.
What this includes
- Locate appropriate properties
- Advise on property condition
- Review zoning requirements
- Evaluate pricing and market value
- Negotiate price and terms informed by market evidence
- Negotiate favorable terms and conditions
- Assist with financing arrangements
- Review lease or closing documents
- Assist through closing / lease execution
Why it matters
Traditional brokers may be contractually obligated to seek the most favorable terms for the seller or landlord. Olin’s model is different:
Aligned incentives: Olin is on your side—full stop.
Clean advice: the best move may be “not this property,” and you’ll hear that early.
Better outcomes: clients often spend less and get more—because terms, timing, and risk are managed.
Commission is typically paid by the seller/landlord; in some searches, a small retainer may apply and is rebated upon completion.

How the firm is built
Founder-led today. Built to keep its commitments.
Olin Jaye is the Founder and President of Jaye Commercial Group. The engagement should make responsibilities, communication, and continuity arrangements clear from the outset.
One accountable broker
Olin Jaye, Founder and President, is the broker of record and the single point of accountability on every file. The engagement identifies who is responsible for advice and transaction coordination.
Shared back office
Transaction coordination, document control, and client communications run on the same operating backbone used across the Kumo family of companies, so files are documented, searchable, and never sitting in one inbox.
Continuity plan
At engagement, agree the primary contact, backup arrangements, and how written status updates will be maintained. Long-term relationships are supported by the firm’s affiliation with Kumo Property Group and Kumo Title in Austin. Kumo Title is a future phase-two launch and is not accepting title or closing work. Related-company services require separate engagements.
If you’re evaluating a deal, start with clarity.
Tell us what you’re working on. We’ll respond with next steps, key risks to watch, and the fastest path to a confident decision.
